<p align="left"><span style="font-size: 10pt;">TULSA, OK (March 3, 2009) &ndash; Sometimes good news is hard to find in these tough economic times; however Tulsa area real estate values have actually increased. January 2009 average home prices increased 10.6% from January 2008. (January 2008 average price saw a slight decrease from January 2007.) Inventory levels, including the amount of new listings decreased; the available inventory for the month was 7,639 compared to 8,154 in January 2008. This means that fewer homes were available &ldquo;for sale&rdquo; throughout the month of January.</span></p>
<p align="left"><span style="font-size: 10pt;">With last month&rsquo;s passage of President Obama&rsquo;s Recovery Plan, first time home buyers are eligible for a tax credit of up to 10% of the home&rsquo;s purchase price, up to a maximum of $8,000. GTAR President Harriett Dunham, said &ldquo;this stimulus could be what several buyers have been waiting for. Since the election of President Obama in November, there has been talk of a new stimulus plan that would include incentives for home buyers; now that the bill has been signed, these buyers are out in the market ready to buy. I believe part of the reason the number of pending listings, as well as, closings declined is due to the anticipation of this bill.&rdquo;</span></p>

The sky isn&rsquo;t falling in </span><span style="font-family: times new roman,times;">Tulsa, but the ramifications are yet </span><span style="font-family: times new roman,times;">to be seen.</span></span></p>
<p align="left"><span style="font-size: 14pt;"><span style="font-family: times new roman,times;">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;While it is important to be cautious, </span><span style="font-family: times new roman,times;">there is no cause for alarm. </span><span style="font-family: times new roman,times;">Tulsa has many strengths that will </span><span style="font-family: times new roman,times;">serve us well during this economy.&nbsp; </span><span style="font-family: times new roman,times;">Here is what we know.</span></span></p>
<p align="left"><span style="font-size: 14pt;"><span style="font-family: times new roman,times;">&nbsp;&nbsp;&nbsp;&nbsp; Tulsa has been here before. In </span><span style="font-family: times new roman,times;">fact, we were just here a couple of </span><span style="font-family: times new roman,times;">decades ago and as recent as 2003. </span><span style="font-family: times new roman,times;">We know Tulsa has the resilience </span><span style="font-family: times new roman,times;">and the fortitude to withstand a </span><span style="font-family: times new roman,times;">tough economy.</span></span></p>
<p align="left"><span style="font-size: 14pt;"><span style="font-family: times new roman,times;">&nbsp;&nbsp;&nbsp;&nbsp; Tulsa still remains below the </span><span style="font-family: times new roman,times;">national average in unemployment, </span><span style="font-family: times new roman,times;">and we continue to report net job </span><span style="font-family: times new roman,times;">growth.</span></span></p>
<p align="left"><span style="font-size: 14pt;"><span style="font-family: times new roman,times;">&nbsp;&nbsp;&nbsp;&nbsp; Tulsa was selected in October by </span><span style="font-family: times new roman,times;">ForbesMagazine as the fifth-best </span><span style="font-family: times new roman,times;">city in the country to &ldquo;ride out&rdquo; the </span><span style="font-family: times new roman,times;">recession, based on its low unemployment </span><span style="font-family: times new roman,times;">rate and stable homeowners </span><span style="font-family: times new roman,times;">equity.</span></span></p>

<p>Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability.&nbsp; Even though interest rates have gone up in the last six months, they are still near historic lows.&nbsp; Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates go up, it could cost you even more to service a mortgage on an identical home!</p>
<p>While a home is a major investment, it is also the center of your personal life.&nbsp; It&rsquo;s important to live in a home that reflects your taste and values, yet is within your financial &ldquo;comfort zone.&rdquo;&nbsp; To that end, it may be more important to lock in today&rsquo;s relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.</p>
